A Building Survey in London looked at a terraced house in Fulham, London with an estimated market value of around £695,000. The Building Surveyor was concerned that the property could be at risk of flooding from the Thames, due to its location on a floodplain.
Although London is protected by the Thames Barrier, there are fears that this may not be sufficient to protect some of London's buildings from a major flood in the future.
The Thames Barrier has been highly effective at protecting London from flooding. Consequently, the Surveyor noted that it was unlikely that this property was at a serious risk However, scientists predict that sea levels could rise significantly in the future, raising the prospect of such an event occurring in London in future years.
Meanwhile, the survey also revealed that there were other flooding risks associated with tank or water pipe damage, drains beneath the property and water penetrating through the chimneys or defects in the roof.
The Building Survey strongly recommended that the buyer hire a qualified plumper to look at the entire water system in the property. The Building Survey also suggested a new modern combination boiler installation with a direct feed water system because the current water tanks were becoming dated.
The Surveyor also advised the buyer to arrange further inspections for the services to the property, to confirm that they are in a good condition.
The chimney – a specialist would need to be hired to check and overhaul the chimneys. It would be sensible to obtain quotations for this work prior to exchange of contracts. The work would need to be performed in conjunction with roofing works and repairs to parapet walls.
