Watford is well-served by a network of communication links that make it appealing both for everyday commuters and for home buyers contemplating moving away from the populous and congested capital. If you are thinking of living in the area or selling a home, it is advisable to instruct a solicitor with experience Conveyancing in Watford to assist you with the legal components of your property transaction.

The local council serving residents and home owners living in this area of Hertfordshire is Watford Borough Council (Hempstead Road, Town Hall, WD17 3EX). Solicitors often liaise with the local authority for information about the neighbourhood, such as development schemes and transport initiatives, and to conduct the relevant property searches.

Dawn Thomas, a Fridaysmove -approved solicitor, recently handled the Conveyancing in Watford transaction for a freehold, mid-terrace dwelling on Bradshaw Road, WD24 on behalf of the vendors.

The home was marketed at £240,000 by the Coopers estate agents branch (164 Saint Albans Road, Watford, Hertfordshire WD24 4AS). Dawn proactively put together all of the documents relating to the land, including official land registry copies, copies of planning approvals and completion certificates, and the seller’s information questionnaire before an offer was even made on the property.

Handling the Conveyancing in Watford on behalf of the purchasers was Jeary and Lewis Solicitors.

A schedule of restrictive covenants was highlighted in a conveyance of the land from 1897 which were originally imposed by the developers, including the following:

“Every purchaser shall forthwith make and shall afterwards always maintain good substantial boundary fences on the lot or lots purchased by him next to the road or roads on which the same front (save where buildings are erected upon the boundary of such lot or lots) and also at the side or back thereof marked T within the boundary on the said sale plan every such fence shall be above four feet and under six feet in height and shall be of such materials and design as the vendors or their surveyors may approve the purchasers of lots 33 to 61 inclusive and 170 shall at their own expense for ever maintain the close boarded fence recently erected on the north side of those lots such purchasers shall not be entitled to any right of light or air which would interfere with any of the neighbouring or adjoining land for building purposes.”

The sale was completed just over a week after the initial exchange of contracts between Dawn and the buyers, much to the satisfaction of both parties.
