A ‘right of access’ referred to in the transfer documents was for the front access to the house and there was subsequently no rear access; Matthew communicated this information to his client, Mr. H, as a lack of rear access can sometimes be a concern for purchasers.

The estate agent for the sale was the Connells branch at 57-59 Bridge Street, Walsall, West Midlands, WS1 1JQ. Sales documents from Connells with details Langleys were obtained shortly before receiving the final contract.
The overall transaction was completed on the 11th of June 2010.
