In February 2010, Fridaysmove -approved Conveyancing Solicitor Gemma Farguson handled the purchase transaction on behalf of Mr. and Mrs. J for a freehold abode on Awel Deg, Swansea, SA7.

The land registry official copy revealed the following series of restrictive covenants as set out in a Conveyance:

“The Transferor covenants with the Transferee for the benefit of the Property and so as to bind the Retained Land that the owners of the Retained land will not

  • use or permit the property to be used in a manner which may be or become a nuisance (whether or not amounting to a legal nuisance) annoyance disturbance or cause damage to the owners of the property save during the continuance of any construction works on the retained land
  • use or permit the retained land to be used for any purpose other than for residential development and use and uses ancillary thereto and other than for commercial uses compatible with residential development
  • carry out building works or excavation works or plant any trees shrubs or other plans and vegetation on over or within 2 metres of any conduits or overload the capacity of the conduits over which rights are granted by this transfer and
  • discharge into any conduits over which rights are granted or reserved by this transfer anything which would be corrosive or harmful or which would cause any obstruction of them or allow or permit any waste or hazardous materials (including materials which alone or in combination with others may cause harm to human health or the environment) to be deposited or escape from the retained land.”

The property is located within the local authority district of Swansea Council at the Civic Centre, Oystermouth Road, Swansea, SA1 3SN.
