Having spent a number of years Conveyancing in Lincoln, I have kept a keen eye on developments in the area and it looks as though George Osbourne’s proposed transport improvements could create something of a mini-boom in the Lincoln property market.
At a time when prices are faltering at a near nationwide level, this news is being hailed as a God-send by Lincoln councillors and home-owners alike.
It certainly seems odd to be raising the spectre of Gazumping (whereby sellers accept a better offer at the last minute) at the end of 2011, but there will always be microcosm markets that buck the trend. If lincoln is to enjoy such a boom gazumping could become an issue in 2012.
The proposed Lincoln Eastern bypass is expected to pass through:
The estimated cost is over £95 million and it will create an 80% ring-road around Lincoln when combined with the existing A46. This will speed up traffic for travellers and businesses in the notoriously congested city, which still features a level-crossing at its centre.
At present, the historic City of Lincoln is host to super- cheap (relatively) property but agents and Property Lawyers are anticipating a 5-10% rise in prices if the road plan goes ahead.
In a further burst of welcome news for Lincoln, a proposal has been made to regenerate the South-East of the city around Sincil Street.
The Lindongate development will include 300,000 sq. feet of new shops and restaurants, a new passenger transport exchange integrated with the bus station, and 875 new parking spaces.
This area, bordering St. Mary’s street, has become dilapidated in recent decades and is in much need of renovation. It will only serve to compound the foreseen rise in property prices and increase the competitiveness of Conveyancing Solicitors in Lincoln.
Choosing the right Lincoln Solicitor will continue to be a key decision for home buyers and sellers in the area. For all the benefits of a boom, buyers must beware that when a market starts moving it can be hard to pin sellers down.
