Conveyancing Solicitor in London completes on leasehold purchase transaction

Conveyancing Lawyer Gemma Farguson was instructed by Miss F to handle the London Conveyancing for a leasehold dwelling located at Surr Street, London, N7 and valued at approximately £250, 000.

The transaction was completed on the 27th of November 2009 with the assistance of the seller’s Conveyancing Solicitor from Stuart Karatas at 83 Kingsland High Street, London, E8 2PB. Gemma sent off a list of detailed Conveyancing enquiries within the same day of receiving draft contract documentation. All of these additional pre-contractual enquiries that were responded to promptly by the seller’s Solicitor which prevented delays in the overall transaction.

The office copies that were supplied by the seller’s Conveyancing Solicitor indicated that there was a Housing Act charge:

  • (09. 02. 2004) A charge having the priority specified in Section 156 of the Housing Act 1985 to secure the liability under the covenant to repay discount contained in the Lease under which the land is held.

It was imperative for Gemma to ensure that this financial charge was repaid so that her client did not inherit this debt.  

According to the results of the local authority search, Surr Street was an unadopted road in the area, meaning further enquiries had to be made in regards to the ownership of the road and liability for upkeep and maintenance.
