With the ball now rolling, we contacted the Sheffield City Council requesting a local authority search bundle.
Local searches are an essential requirement for any
property buyer, as they will show a wide range of information available from the local authority, including planning matters, whether the road is a public highway and whether there are any roads railways or other similar public developments in the vicinity which could affect the property.
It is now possible for buyer's Solicitors to obtain this search information online via the NLIS. There is now almost no reason for any delay in obtaining this information which often used to hold up purchases in the past. Some Councils regularly took up to six weeks to process search applications!
Sheffield was the centre of a coal-mining area, and Solicitors acting for buyers in this area will normally carry out a mining search to check whether the property has been affected by subsidence in the past and whether it is in an area which could be subject to future subsidence from mine workings - again such searches can now be carried online, so this does not cause delays.
The River Don and its tributaries run through the city so Sheffield Solicitors should check whether the property is in an area which has been affected by flooding, or could potentially be affected by flooding - it can be difficult or impossible to obtain buildings insurance on properties known to have been flooded or where there is a high risk of flooding.
Furthermore it can seriously affect the resale value of a property if insurance cannot easily be obtained.
