Conveyancing in Highbridge, Out of date documentation, no hassle for Fridays

Ms P appointed Erica Scarlett, Conveyancing Solicitor in Highbridge to assist with the transfer of a freehold property in Market Terrace in July 2010.  

The property was valued at £100,000 and negotiations were assisted by local Estate Agent Westcoast Properties.  The local authority for this residence is Sedgemoor Council and there were no unusual findings discovered in the local searches. 

Unfortunately the hope of a “no hiccup” transaction was dashed when it was discovered that the office copies supplied by the Land Registry were out of date and fresh copies had to be obtained by the seller's Conveyancing Solicitors in Highbridge. 

There was a further delay in proceedings when it was discovered from the environmental searches that the property was at risk of natural flooding.  Further investigation from the Fridaysmove Conveyancing Team in Highbridge was necessary,  they contacted the vendor to discover whether there had been any previous incidents of flooding and whether there was adequate insurance cover in place to safeguard any future occurrence. 

Despite these small setbacks,  the property exchanged within reasonable time, an achievement that satisfied the client and the Conveyancing Team in Highbridge.
