• Not to use the Property other than for the purposes of residential development and after such development no building erected on the Property shall at any time be used for any purpose other than of private dwellings with garages and outbuildings belonging thereto and no trade business or profession shall be exercised carried on or permitted to be exercised or carried on upon the Property.
• Nothing shall be done on the Property which shall be or grow to be a nuisance to the Transferors or their successors in title or the owner or owners for the time being of the Retained land PROVIDED ALWAYS that this covenant shall not preclude the use of the Property for the purpose of residential development with all necessary roads footpaths and other ancillary uses.
• Not within the period of five years from the date hereof to erect any external television or radio aerials or satellite dishes on the front or side elevations of the buildings erected or to be erected neither on the Property nor in any position forward of such elevations.

The Estate Agent handling the sale was the Haart branch at 25 St James Street, Derby, Derbyshire, DE1 1RF.

Planning documentation and certificates for all works carried out at the property were obtained by Amanda and provided to the purchasers as confirmation of granted permissions.

The house is located within the local authority of Derby City Council at 1 Albion Street, Derby, DE1 2PR.
