However after further investigation, it was discovered that there was a chance the transfer could be set aside if it was discovered the property was a transfer at undervalue.  All properties that have been owned for less than 5 years require further investigation to ensure the previous seller is solvent and there is no threat of the transfer being set aside if it is discovered that in that 5 year period the property is a transfer at undervalue.  In these cases it is recommended that an insurance is taken out to protect the client.
