Bromley Conveyancing
Congratulations to Mr and Mrs C on the successful purchase of their leasehold property in Lyndhurst, Willow Grove, Bromley handled by our specialist Conveyancing Solicitor in Bromley, Catherine Williams.
Catherine was instructed to attend the transfer of a lease hold property, with a 99 year lease in place. The property falls within the local administrative area of Bromley District Council. Local searches revealed there was a Tree Preservation Order dated February 1987 and that there was planning permissions affecting the property
On further examination, our Conveyancing Solicitor in Bromley found that the Tree Preservation Order, from 1987 could be ignored as per the local authority documentation. Tree Preservations Orders are legal orders from the local council. Local councils make TPOs for the following reasons :
In the event a tree preservation order is ignored, the owner of the property that is affected by the tree preservation order can be prosecuted and could be liable for imprisonment or a fine, thus it is imperative that the Conveyancing Solicitors in Bromley ensured that the Order was legally retracted and would therefore not affect the new owners.
The planning permission affecting the property was for a 4th floor extension to the building comprising of 2 , 1 bedroomed flats and for additional car parking spaces. This was refused as was the appeal in 2003. This would have affected the value of the property, thus it was a relief to the clients that the appeal had also been refused.
Alan de Maid estate agents assisted with the negotiations between the vendor and the purchaser and the sale price was agreed at £177,500.
The transfer was completed in May 2010 with the help of sellers Conveyancing Solicitor in Bromley, Norton Peskett Solicitors, Bromley, South East London.
