Conveyancing in Bromley handled with care

In March 2010, Jane Lim completed the transfer of a freehold property on behalf of Mr and Mrs K.  The transaction was fairly straightforward  with a few “hiccups” that were expertly dealt with by our Conveyancing Solicitor in Bromley. 

The freehold residential dwelling is located in Upper Elmers End Road, Beckenham and falls within the local authority area of Bromley District Council.  Bromley District Council pride themselves on the fact that their residents benefit from one of the lowest council tax levels in London and possibly the lowest in outer London. 

Although Bromley is a borough of London, it is one of the few that is not serviced by the London underground.  It is serviced by two railway stations, Bromley South and Bromley North.  

The sale agreement was expertly negotiated with the help of Baristow Eves Estate Agents and a final sale price was agreed at £375 000 falling within the 3% stamp duty mark.  Although it is normal for the purchaser to pay the stamp duty, it is sometimes negotiated to split this bill or for the vendor to pick up the tab. The agreement was passed onto our Conveyancing Solicitors in Bromley and additional documentation was immediately requested. 

Local Searches were conducted and there were no concerns found that required further investigation.  

The Land Registry documentation revealed the property was subject to rights/restrictions/covenants as set out in a conveyance dated 1926.  It was important for the Conveyancers in Bromley to thoroughly investigate these rights/restrictions/covenants to ensure that they were fully complied with and that they would not affect the client. 

There was a discrepancy between the details of the registered owner on the purchase agreement as against the official copies.  This rings strong alarm bells for Jane Lim, specialist Conveyancing Solicitor in Bromley and further investigation was necessary to ensure the registered owner and the seller were one in the same.
