The land registry title showed that the house had been built in 2005, on land that had previously been owned by the City of Bradford Metropolitan District Council. Apparently the land was part of an existing housing estate, which had been sold for re-development by a private developer. Some confusion was caused by the fact that the land registry’s title plan showed a road which no longer existed, but was part of the original estate. that problem was soon resolved by reference to satellite pictures of the new estate.
As the building was less than ten years old, the purchaser’s Solicitors required various documents as a necessary part of Conveyancing in Bradford. These included the planning consent for the development, together with a copy of the completion certificate to show that it had been constructed in compliance with building regulations. A copy of the NHBC Buildmark ten-year guarantee was also required.
Catherine swiftly obtained the planning documents direct from the council. Her client had been given the Buildmark certificate after she purchased and was fortunately able to find this, otherwise a fee would have had to be paid for a replacement copy.
