Conveyancers locate the Registered Owner

In November 2009, Jane Lim, Conveyancing Solicitor in Bracknell was appointed by Mr and Mrs F for the transfer of a property in Dashwood Close, Bracknell.  The property, valued at £322, 000 was from the stock of local Estate Agent Romans branch covering Bracknell.  

On receiving the documentation, Jane Lim noticed that there was a discrepancy between details of the vendors as per the contract papers as against the Official Copies.  It was very important, therefore that the Conveyancing Team in Bracknell check and more importantly clarify that the registered owner of the property and the seller on the contract were one  and the same.  

The local authority covering the property was Bracknell Forest Council, there were no significant findings in the local searches that would affect the deal.  Land Registry documentation revealed the property was subject to rights/restrictions/covenants as set out in a transfer dated 30 June 1960.  These findings were fully researched to ensure that these restrictions were fully complied with.  

Co-operation from the seller's  Solicitors in Bracknell, Harris Cartier LLP ensured the transfer completed by the end of the month.
