A host of urgent action points urged during a Building Survey in the West Midlands

A large detached property in Bilton, West Midlands, has been flagged up for a string of defects found while a Building Survey in the West Midlands was conducted. 

Improvements

The Building Survey in the West Midlands included the following urgent improvements to be undertaken on the property:

  • Lose and missing tiles to the main roof of the property to be replaced or repaired
  • Flashing to the base of the right side chimney to be replaced
  • Mortar joints to both chimneys to be carefully raked out and re-pointed
  • Main gutter sections and downpipes to be thoroughly flushed out and minor leaks attended to
  • Cast iron downpipe to the front of the property to be replaced
  • Burn off or rub down paintwork to the external joinery before knotting, stopping, priming, undercoating and finishing in 2 coats of sustainable gloss
  • Polystyrene tiles to the ceilings to be immediately removed
  • Loose and uneven floor boards to be packed or replaced as appropriate
  • Modernisation of the bathroom
As if that wasn't enough, the Building Survey in the West Midlands also contained the following additional points:
  • Sulphate attack suspected in a property of this age (1950's) - contact structural engineer to investigate
  • Electrical circuits and systems to be checked by NICEIC Registered Contractor
  • Gas fires at the property to be inspected by a GAS SAFE Registered Contractor
  • Plumbing Inspector to investigate the presence of lead pipes in the property
  • Testing of the mains drainage by a relevant professional
  • A timber and damp specialist to assess the severity of the rising damp in the property

Plenty of work to be done

When placed end-to-end these requirements seem overbearing. We should not be too dramatic: the property can be redeemed with time and, most importantly, expense.
