Building Survey in London reveals subsidence due to adjacent trees

A recent Building Survey in North West London promped a specialist strucrural suvey that revealed subsidence caused by trees and excessive vegetation close to the building structure.

The 3 Bed maisonette within a two storey semi-detached house was built around 1924. 

Previous subsidence damage to the London building caused by subsidence desiccation of clay sub soil from adjacent trees and vegetation was discovered.

Superstructure repairs were subsequently carried out and the building was monitored for further movemet for the following year. Following the clearing of vegetation and removal of trees the building appeared to be stable. 

The London Surveyor advised removal and control of the vegetation surrounding the building. Internal repairs would also be necessary part of the renovation of the property. 

Although there was no indication of any current movement to the building there was significant cracking internally, some of which was caused by the deterioration of the plaster.

The London Surveyor advised that extensive renovations would be required internally and some crack repairs necessary, but there was no indication of repairs to the building being required as a result of current subsidence movement. 

However the re growth of extensive vegetation around the building could cause subsidence to the London Home and should be controlled immediately. 

The cost of the minor remedial works was estimated at around £2,000.
