The document related to the underpinning of a gable wall (specifically under the dining room and hall of the house).

The Document (BN/N/1756/99) showed the decision of Birmingham City Council as "Full Approval".   The buyer was understandably concerned that the works had been formally approved at the house, located in Erdington, Birmingham, West Midlands, B24.

The speed at which Catherine was able to source this document and the associated warranty on the home helped avert the buyer's nervousness over these works.

Typically during the Conveyancing process, the buyer's Solicitor will raise additional enquiries or questions about the property. 

In this case that would have been something along the lines of:

"We act on behalf of prospective purchasers of the above property.  The Vendor has produced an underpinning guarantee in respect of work carried out by you.

Please confirm that our clients can rely upon the guarantees without the need for any formal assignment or, alternatively, let us have your standard form of assignment for completion and let us know whether there are any charges in relation to such assignment."
