Vale Of Glamorgan purchasers and owners should be aware that TPO-protected trees cannot be trimmed, pruned or uprooted without council approval. Furthermore, it is a criminal offence to wilfully damage or destroy a tree under a TPO, but fortunately consent is not required for cutting down or carrying out work on trees which are dead or dying or have become dangerous. Trees planted in accordance with a condition placed on new build property developers are not necessarily subject to a TPO.
Assessing the chance a structure will flood may or may not be performed as part of standard searches. Relying on anecdotal evidence, or merely hoping that a structure is 'flood risk-free', is not recommended. In addition, home buyers should be aware that flooding in previous years may not only impact insurance premiums. There may be unseen water damage which only a comprehensive survey would reveal. A detailed flood risk map is regularly updated by the Environment Agency to help home buyers throughout Wales and the UK research residences.
Stamp duty relief may be available in nearly 2,000 'disadvantaged areas' nationwide. In England and Wales, they are based on local government wards and electoral divisions. These disadvantaged areas do not always coincide with postcode districts, so the postcode search tool cannot always be relied on. It may be necessary to make further enquiries with the local council, if initial searches fail to identify whether a residence lies in a disadvantaged area. For a purchase below the threshold, it is worth making a simple postcode search to find out if a property is in a disadvantaged area. Call for more information regarding Vale Of Glamorgan disadvantaged areas, and to determine if your purchase is affected.
