The industrial processes which previously spoilt parts of Swansea have now vanished, and a major clean-up operation has been carried out. Nevertheless, Solicitors will often carry out environmental searches for purchasers, which will show if any industrial or commercial use has been previously carried out in the vicinity of a property. If there is no record of anything then the surveyor will issue a certificate to that effect, but if anything is recorded then a further site investigation may be necessary.

Coal mining has taken place in many parts of the country, including around Swansea. An official mining search gives the benefit of insurance cover for residential properties against any loss of value (up to £50k) if there is any material change in the information supplied in a further search (e.g. by a subsequent buyer). Opencast workings which have taken place or are planned in the vicinity are also revealed by a mining search. Although this may have less direct ongoing impact on property, the existence of large opencast workings in the vicinity can have an adverse effect while coal is being extracted. Should a search reveal former mining activity in close proximity, then a further, more detailed survey may be appropriate to assess the immediate risk of subsidence, for example. There is no single source of information about areas where other minerals were mined, but these workings mostly occur in areas where there is fortunately no significant housing.
There are approximately 58 areas in Swansea where a mining search is required. These include; Northway, Foxhole, Ynystawe, Killay, Crofty, Morriston and Gowerton.
