Sometimes surveys give a complete clean bill of health to properties, however more often than not the surveyor uncovers issues that can both compromise the value of the property or worse still - be dangerous to inhabitants. The following snippets are taken from a recent Home Survey in Sheffield:

"The main section of the property has a conventional timber framed dual pitch roof with the rear 2 storey off-shoot having a timber framed mono-pitch roof. The main roof section is covered with a natural slate roof tile. From an external inspection the roof cover is in a generally poor condition with some slipped slates to the front pitch and more widespread displaced slates to the rear pitch.

There are areas to the rear pitch where repairs have been carried the lead tingles being cleariy visible. From an internal inspection within the roof void, we can con?rm that the original slate tile roof covering has never had an underlying waterproof sarking felt to the underside of the timber rafters. It was noted that the underside of the slates were damp con?rming that the roof cover (where visible) is not in a watertight condition. We would therefore recommend that the roof be fully stripped and re-covered, it is likely that a large proportion of the original slate roof tiles can be salvaged. with roof tiles laid upon a new waterproof breathable roo?ng felt (as there is no natural ventilation to the roof space) ?xed to the full roof area...."


Re-roofing a property can be very expensive and in the case of this Sheffield home would likely exceed £20,000. In light of these findings the buyer was advised to get an estimate from a local Sheffield roofing contractor and then seek an adjustment in the purchase price accordingly.
