If potential land contamination (or a historic use of an area) is identified in the local and environmental searches, further enquiries are typically made to the city council. The City of Portsmouth has a complex development history. Portsmouth is confined by its island location and as industry and ownership has changed the land has under gone multiple phases of development.
Mapping has indicated that as much as 20% of the current land area has been reclaimed from the sea by drainage and land raising activities. Approximately 10% of the current land area has been reclaimed by tipping of waste. Most of the tipping was undertaken before 1974 when pollution control legislation was first introduced in the UK. The military owned large tracts of land across the city which has affected all districts of the city.

The existence of any Tree Preservation Order (TPO) is found by a home buyer's Conveyancing Solicitor when making the local search. If an application is being made to remove a tree completely, the council can ask for a replacement tree to be planted elsewhere as a condition of giving consent. Conditions placed on developers requiring them to plant trees during construction do not necessarily imply a TPO is in place.

Mortgage lenders maintain panels of solicitors who they will instruct to carry out legal work on mortgages. At one time, many lenders, especially the large banks, were prepared to instruct any firm of solicitors who asked to be placed on their panel. Recently, lenders have changed the criteria for the firms which they will accept on their panels. They have also reduced the size of their panels, removing firms which do not carry out much Conveyancing work or which they consider to have proved unsatisfactory in the past. These options are available to any homebuyer whose solicitor is not on their lender's panel:
You could also choose to work with your current solicitor, but you will have to pay the lender's costs in addition to your own, as they will instruct a member of their panel.
