Around 2,000 wards nationwide are eligible for stamp duty relief. These are based on electoral divisions and local government wards. Pembrokeshire residential property under £150,000 within one of these areas is exempt from stamp duty. Normal rates of stamp duty apply for purchases greater than £150k. A postcode search will usually determine whether a home being sold for less than the threshold is eligible. 'Mixed use' property, including a shop with an apartment above, may also receive stamp duty relief.
Liability for chancel repair applies to parishes throughout the UK, where properties built on rectorial land remains subject to that estate's obligations. This dates back to the medieval period, when churches (or more specifically their chancels) were maintained by wealthy owners of rectorial land. Since this time, large estates have been broken down into 100's or 1,000's of privately owned properties.
