Local Transport Issues

Pembrokeshire property purchasers require information about matters affecting local highways, such as planned extension of parking restrictions or proposals for one-way schemes. Your solicitor will research:

  • If the residence is within 200 metres of:
    • a new road
    • a planned underpass, flyover, roundabout, or bridge
    • road widening
    • a proposed rail or tram route
  • If any road adjoining the residence is maintained by the council
  • Proposals for any adjacent road to:
    • make it one-way
    • close it off or divert it
    • introduce parking or speed restrictions
    • introduce width or weight restrictions
Councils often propose large schemes dependent on funding from central government or the private sector. These could be referred to in searches, but may never commence.

Disadvantaged Areas in Pembrokeshire

Around 2,000 wards nationwide are eligible for stamp duty relief. These are based on electoral divisions and local government wards. Pembrokeshire residential property under £150,000 within one of these areas is exempt from stamp duty. Normal rates of stamp duty apply for purchases greater than £150k. A postcode search will usually determine whether a home being sold for less than the threshold is eligible. 'Mixed use' property, including a shop with an apartment above, may also receive stamp duty relief.
