However, awareness with local home building styles is only part of the equation, as there are a number of other local issues to bear in mind. Such factors may well lower your enjoyment of the purchase, and should be reviewed carefully. Issues include excessive aircraft noisemaritime zone issues and mining tunnel related subsidence to name but a few. (Some of these are discussed below).

Following adverse survey results on a Home Buyers Survey on Liverpool property, our client would have been advised to negotiate a substantial reduction in the purchase price to factor in the serious cost of the necessary roof repairs. The following are snippets taken from the Survey:
"The overall condition of the roof is poor and a complete
overhaul will soon be required. At such time, it would also be prudent to
re-line lead gutters, renew flashings and overhaul the chimney stack. You
are advised to obtain a quotation from a reputable roofing contractor. There are multiple areas of dampness to first floor ceilings and roof timbers. Recent repairs do not appear to have cured these
problems.
Roof slopes demonstrate minor dishing and sag (consistent with age). Re
levelling and/or strengthening/renewal of timbers will be required when
the roof covering is next overhauled (stripped and re-laid).
There are widespread damp stains to the first floor bedroom ceilings and to the main
roof timbers, suggesting a significant defect to the roof. There is sarking felt under the slate covering, suggesting that the main roof has been stripped and re-laid at some point. This appears to have
been done some time ago.
There are signs of recent repairs to the front pitch. A former skylight
appears to have been roofed over. There are a large number of lead tags visible to the roof slopes, indicating
numerous previous repairs.There is a felt upstand where the main roof abuts the neighbouring
property to the right. This material is inappropriate and has exceeded its useful lifespan."
