Mortgage lenders maintain panels of solicitors who they will instruct to carry out legal work on mortgages. At one time, many lenders, especially the large banks, were prepared to instruct any firm of solicitors who asked to be placed on their panel. More recently, lenders have begun to remove firms which have either not completed many conveyancing transactions or have failed to meet other criteria. If your Gwynedd conveyancing solicitor is not on your preferred lender's panel, then the lender will not instruct that firm to act in connection with the mortgage. You then have a choice; you can either select a different lender or solicitor. It is possible to continue with your original choices, but your lender will expect you to pay for the legal costs relating to the mortgage. Bear in mind that it is usually more efficient and less expensive for the same firm act for you and your lender. If you decide to instruct another firm because they are on your lender's panel, you should bear in mind the following:
Assessing the chance a structure will flood may or may not be performed as part of standard searches. There is some uncertainty over whether banks and insurers will insure properties with a greater chance of flooding. Even if there is no history of flooding for the immediate area around a Gwynedd structure, a detailed assessment may be warranted. The Government provide regular updates of the risk of flooding in Gwynedd and across Wales. Additionally, the Environment Agency maintain a flood risk map to enable purchasers to investigate the structure they intend to buy.

Remediation notices can require a contaminator to clear up any contaminants. Note that if the person responsible cannot be found, the owner of the land may become liable, and be required to pay for the clear up. In some cases, you may also be able to review the full technical report used to prepare the search.
