Do you know if your dream home is in an at risk conservation area?

Conservation areas are designated by Councils to manage change in residential areas that people would like to protect from incongruous development. There are 9,300 of them in the UK. However, sadly many are falling into neglect e.g. increase in unsympathetic replacement doors and windows - typically pvc.

The following conservation areas are reported as at risk:

  • St Davids, Exeter - very bad, low vulnerability and deteriorating.
  • St Sidwells, Exeter - very bad, low vulnerability and no significant change.
  • Alphin Brook, Exeter - optimal, low vulnerability and deteriorating significantly.

Will you need a Mining Search

There has never been any central record of all mines, so it can be difficult to find comprehensive information about mining activity in or near Exeter. Official searches provide insurance cover for a house, protecting against a loss of value up to fifty thousand pounds. Coal is now often worked by the opencast method. This involves removal of soil and 'overburden' above the coal, which is then removed with heavy excavators. Large-scale opencast workings can impact on nearby property during operation, but the long-term consequences and impact on the environment may be generally less. Should a search reveal former mining activity in close proximity then a further survey may be required.

In this part of the country, tin mining was particularly associated with the development of early steam engines to power pumping machinery, making it possible to drive mines deeper. Issues arise from the use of mine waste as aggregate in concrete, affecting many properties that were built with concrete blocks or mass concrete prior to 1950. This material, refered to as mundic, will deteriorate, damaging adjacent structural components and putting the stability of a home at risk.
