Are you eligible for East Sussex stamp duty relief?

Regions within East Sussex have been qualified as 'disadvantaged areas' eligible for stamp duty relief. In England and Wales, they are based on electoral wards. Because designated regions for relief are defined according to electoral wards, a postcode search is no guarantee a property will be eligible. Above £150k, no stamp duty relief may be available. A postcode search is worth undertaking to determine whether a residence under the £150k threshold is in a Disadvantaged area. 'Mixed use' property, including a shop with an apartment above, may also receive stamp duty relief.

Issues to consider when your lawyer is not on your Lender's panel

Many lenders, and particularly nationwide banks, were once willing to instruct any solicitors who requested to be added to their panel. Recently, lenders have changed the criteria for the firms which they will accept on their panels. They have also reduced the size of their panels, removing firms which do not carry out much Conveyancing work or which they consider to have proved unsatisfactory in the past. If your conveyancing solicitor is not on your preferred lender's panel, then the lender will not instruct that firm to act in connection with the mortgage. You then have a choice; you could either obtain a mortgage from another lender, or instruct another firm of conveyancer who are on the panel. Generally, it is cheaper to have the same firm act both for you and your lender, but you could also choose to persist with both your first choice of lender and solicitor, and pay for a lawyer selected by the lender to carry out the relevant legal work. Consider these issues if you are intending to stay with your solicitor rather than opt for your mortgage lender's choice:

  • You will have to pay your lender's legal costs
  • By being required to send documents to the lender's solicitors, delays will inevitably occur
  • You will be unable to contact the lender's firm directly, as they will be acting for the lender rather than you
