What are the consequences if your solicitor is not on your Lender's panel?

Mortgage lenders maintain panels of solicitors who they will instruct to carry out legal work on mortgages. At one time, many lenders, especially the large banks, were prepared to instruct any firm of solicitors who asked to be placed on their panel. More recently, lenders have begun to remove firms which have either not completed many conveyancing transactions or have failed to meet other criteria. If a lender will not instruct a firm you have picked to perform your legal work, you have the following choices:

  • Instruct another firm who is on your lender's panel, or,
  • Find a mortgage from a different lender

You could also choose to work with your current solicitor, but you will have to pay the lender's costs in addition to your own, as they will instruct a member of their panel. If you decide to instruct another firm because they are on your lender's panel, you should bear in mind the following:

  • The new firm might charge more or may charge additional fees.
  • You might still have to pay your old firm for work they have already completed.
  • The new firm may have no knowledge of the Datchet and Langley area.

Does your Datchet and Langley purchase qualify for Stamp Duty Relief?

Disadvantaged Areas Relief may be available in nearly 2,000 areas throughout the UK. Areas designated are identified by local government ward or electoral divisions. As the areas which have been designated are based on local authority electoral wards, they do not always coincide with postcode districts. The postcode search tool cannot always be relied on to predict eligibility. It may be necessary to make further enquiries with the local council, if initial searches fail to identify whether a residence lies in a disadvantaged area. For a purchase below the threshold, it is worth making a simple postcode search to find out if a property is in a disadvantaged area. Call for more information regarding Datchet and Langley disadvantaged areas, and to determine if your purchase is affected.
