Designated areas as 'disadvantaged areas' may qualify for relief from stamp duty. Local government wards or electoral divisions are used to define the boundaries of these. Disadvantaged areas may not precisely match postcode areas, so a postcode search will be insufficient to ensure relief may be available. Note that normal rates of duty apply sales above £150,000. That said, for any purchase below £150,000, it is worth making a simple postcode search to find out if a property is in a Disadvantaged area.

Confirmation of a the status of a listed building will be discovered by a buyer's Conveyancing Solicitor, as part of the local search. Buildings are listed as either Grade I, Grade II* or Grade II, with the system and categorisation being administered by English Heritage. As the whole property is protected by listed status, if, for example, a sixteenth century house is listed, it would be an offence to demolish a twentieth century concrete garage in the grounds of the house.
Contrary to the name, TPOs (tree preservation orders) in Ceredigion do not only cover older, single trees. Hedgerows or groups of trees may also be legally protected in this fashion. The existence of any planning conditions, originally imposed on the developers of a Ceredigion property, will be revealed in a local search. It is a breach of planning control to remove any trees the original developer was obliged to plant, but a TPO may or may not also be in effect.
