Your solicitor will undertake an environmental search to uncover issues which may impact your decision to purchase a specific property. As an environmental search is a review of data and records held by various Carmarthenshire sources, it does not cover unknown contaminants or environmental risks. Severely contaminated land should be investigated by the local council, although their records are not comprehensive. This is one of the reasons why a specialist environmental search is warranted. In some cases, you may also be able to review the full technical report used to prepare the search.
There has never been any central record of all mines, so it can be difficult to find comprehensive information about mining activity in or near Carmarthenshire. Official searches provide insurance cover for a house, protecting against a loss of value up to fifty thousand pounds. Coal is now often worked by the opencast method. This involves removal of soil and 'overburden' above the coal, which is then removed with heavy excavators. Large-scale opencast workings can impact on nearby property during operation, but the long-term consequences and impact on the environment may be generally less. Should a search reveal former mining activity in close proximity then a further survey may be required.
There are approximately 64 areas in Carmarthenshire where a mining search is required. These include; Crwbin, Cwmgorse, Five Roads, Pont Morlais, Llandybie, Carway and Saron.
Around 2,000 wards nationwide are eligible for stamp duty relief. Areas designated are identified by local government ward or electoral divisions. These disadvantaged areas do not always coincide with postcode districts, so the postcode search tool cannot always be relied on. Normal rates of stamp duty apply for purchases greater than £150k. A postcode search will usually determine whether a home being sold for less than the threshold is eligible.
