Local issues considered by Camden Conveyancing Solicitors:

HS2 disruption to Camden homes

Planning of the High Speed 2 (HS2) rail link between London and the North is now underway. Construction will be under way by 2017. HS2's affect on property values and the environment is of concern to many Camden inhabitants. A search by your property lawyer will indicate if a Camden residence is within two hundred metres of the planned route. The search will not, however, tell you the exact distance or help you assess the likely impact on your home.

The HS2 Search

Properties further than 200m away from the line, and therefore not covered by the relevant local authority search, will nevertheless be affected. Furthermore building works will last for at least 8 years, meaning massive disruption for nearby residents just from the construction phase. Fortunately, the more detailed HIGHSPEED 2 search encompasses the area within a 1,000 metre radius of a property:

  • Is the property located near stage one of the line?
  • How will works affect the property?
  • How will the fully operational line affect the property in years to come?
  • Is the nearby route in a cutting, in a tunnel, or on a viaduct?

This report is also backed by £10 million professional indemnity insurance.

If my Camden purchase is within 200m, should I be concerned?

Properties further than 200m away from the line, and therefore not covered by the relevant local authority search, will nevertheless be affected. The more detailed HS2 search will also provide you with more information. For homeowners whose properties are blighted, the government has announced that a new package of compensation. These measures to help those affected by the scheme are expected to be in place by Autumn 2012. Fridaysmove do not intend to comment on the merits of the HS2 scheme.

Qualifying for stamp duty relief in Camden

Stamp duty relief may be available in nearly 2,000 'disadvantaged areas' nationwide. Areas designated are identified by local government ward or electoral divisions. For homes bought for less than £150,000, this relief may be available. Above this designated limit of £150k, the normal rates of duty apply, and no further relief may be available. By making a straightforward search by postcode, you can usually determine if a property purchase below £150,000 will benefit, however. For more information regarding Camden disadvantaged areas, or to determine if your prospective purchase qualifies, call us today.
