Disadvantaged areas relief may be available for property bought in around 2,000 locations across the country. These are based on electoral divisions and local government wards. Because designated regions for relief are defined according to electoral wards, a postcode search is no guarantee a property will be eligible. Note that normal rates of duty apply sales above £150,000. A postcode search will usually determine whether a home being sold for less than the threshold is eligible. 'Mixed use' property, including a shop with an apartment above, may also receive stamp duty relief.

Will your new home in Buckinghamshire be affected by HS2?

The Government is planning on building a high speed rail link between London and Scotland called High Speed 2 (HS2). Construction will be under way by 2017. It will pass through 22 local authority areas, and many people are understandably concerned about its potential impact on both property values and the local landscape. Your conveyancing solicitor will conduct a local authority search which will show if the Buckinghamshire property is or will be within 200 metres of the proposed railway route. The impact of HS2 can range from compulsory purchase of your home, to noise and other disruption and/or a reduction in the value of your home.

Getting a reliable HS2 search

Properties further than 200m away from the line, and therefore not covered by the relevant local authority search, will nevertheless be affected. The construction phase alone could cause significant disruption to local homeowners, even if their property is some distance from the route. Fortunately, the more detailed HIGHSPEED 2 search encompasses the area within a 1,000 metre radius of a property. The HS2 report is reinforced by a £10mil indemnity policy.

If my Buckinghamshire purchase is within 200m, should I be concerned?

Only residences within 200 metres of HS2 construction work and the route itself will be identified during a local authority search. These measures to help those affected by the scheme are expected to be in place by Autumn 2012.
